BOOKING TERMS & CONDITIONS

 

1. PAYMENT

A deposit of 25% of the rental fee is payable within 7 days of booking (if the fee is not received within that 7 days, the date will be released) with the balance due no later than 6 weeks before the start of the rental period.  Non-payment of the balance will be taken as a cancellation of the booking.  For bookings made less than 6 weeks before the start of the rental period, the total fee is payable at the time of booking.  Payments should be made either by cheque, payable to R. Giles or preferably, by online banking.  Account details can be found on the Booking Form.  Cheques can only be accepted if there is enough time before the start of the rental period for the payment to be cleared into the owner's bank account. For this reason last minute bookings can only be accepted if payment is made electronically.

2. CANCELLATION BY THE GUESTS

Any cancellation made by the guest for whatever reason should be in writing.  On receipt of the letter/email of cancellation Woodman's Farm will try to re-let the property for the period of the booking.  If Woodman's Farm succeeds in re-letting the property for the whole of the period, all the monies paid will be refunded, less an administration charge of £30.  If Woodman's Farm are unable to re-let the property at all then all the monies paid by the guest shall be forfeit to Woodman's Farm.  For this reason, we strongly recommends that guests take out their own holiday cancellation insurance.

3. CANCELLATION BY WOODMAN'S FARM

If the property becomes unavailable or unusable for any reason prior to the date of the booking, it will be the obligation of Woodman's Farm to reimburse the guest for any monies paid.

4. CHANGES OF DATE

Woodman's Farm will consider a request for a change in the booking dates if such request is received more than 8 weeks before the start of the booking.  An administration fee of £30 will be due to Woodman's Farm under these circumstances.

5. PERIOD OF HIRE

Unless otherwise agreed, rentals commence at 4pm on the day of arrival and terminate at 10am on the day of departure.

6. USE OF THE PROPERTY

The number of persons occupying the property will not exceed the maximum as stated:
Cottage = 2 Adults and 2 Children
Barn = up to 6 persons.
Smoking is not permitted anywhere inside the properties.
The property and Pool area are ONLY available to the guests registered with us.  Woodman's Farm reserves the right to terminate the rental with immediate effect if these conditions are not met.

No charging of electric vehicles is permitted on the property.  The nearest Electric Vehicle Charging Stations are in Aylsham.

7. CARE OF THE PROPERTY

The guests shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or around the property and leave them in the same state of repair and condition at the end of the rental as at the beginning.  The property and all equipment utensils etc. should be left clean and tidy and bedding is not to be removed from bedrooms.  Pets are allowed with the strict rules of, no climbing on furniture and not allowed in bedrooms or the Swimming Pool and area.  Dog poo must be collected and disposed of in the bin provided.  Dogs are not to be left alone in the property unless they are crated.  Please, no yapping dogs – this disturbs other guests.

8. BREAKAGES, DAMAGE OR LOSS

Any breakages, damages or loss should be reported to us immediately. You the guest must reimburse us for replacement, repair or extra cleaning costs.

9. PARKING

There is parking at both Woodman's Cottage and Woodman's Barn for 2 cars each.  Your vehicles are parked and left unattended at your own risk.

10. NUISANCE

You the guests should not cause any nuisance to the neighbouring rental, or to other guests staying at Woodman's Farm.  You the guest are required to keep noise to a minimum between 11pm and 8am.  If serious complaints are made by any other guests about your conduct, we reserve the right to terminate the rental if necessary.

11. COMPLAINTS

If guests have any cause for complaint, this should be reported immediately to the owner by phone on 07557300227 or 01603754658 and in serious cases, confirmed in writing.

12. LIABILITY

Woodman's Farm shall not be liable to the guests or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise of of or is in any way connected with the stay and use of any of the facilities at this property. All facilities are used entirely at your own risk and if facilities are abused the owners have the right to terminate the rental immediately.


13. RIGHT OF ENTRY

Woodman's Farm or their agents shall be allowed right of entry to carry out any necessary repairs by prior arrangement with the guest or if they think it a necessity in an emergency.

USE OF THE POOL

Only guests staying in the holiday Cottage and Barn have shared use of the indoor heated Swimming Pool and Games Room area (with pool table, table tennis and table football).

NOTE!
The Pool will be open from 25th 
May - 4th October 2024.  The Games Room is available from March through to October.

NOTE:  There are two large ponds within grounds, one of which is not fenced off so children MUST be supervised at all times.
